Point Cloud to BIM

Scan data into a model you can actually build from.

Registered point clouds converted into accurate as-built Revit models — with a stated deviation tolerance, so you know exactly how much to trust the geometry.

Overview

What you actually get

Renovation and retrofit work fails on bad existing-conditions information. A point cloud has the truth in it, but a cloud is not a model — somebody has to decide where the wall actually is when the scan says it leans 30mm over three metres.

That judgement is the job. We model to an agreed tolerance, flag what deviates beyond it, and hand you a Revit model that is honest about the building rather than tidily wrong.

As-built Revit models

Existing conditions modelled to LOD 200-350 with a documented accuracy tolerance.

Registered point clouds

Scan data cleaned, registered and indexed into .rcp ready to link into your project.

Deviation reporting

Heat-mapped comparison showing where the built fabric departs from the modelled geometry.

MEP as-builts

Existing services modelled from scan data for retrofit and clash coordination.

2D from 3D

Existing plans, elevations and sections generated from the verified as-built model.

Heritage documentation

Detailed modelling of period fabric and mouldings where the profile genuinely matters.

How we work

Four steps, no surprises

Same process on every job, whether it is a single drawing or a full package — so you always know what happens next.

01

Data intake

You send E57, RCP or raw scans. We check coverage and tell you honestly if anything is missing before quoting.

02

Registration & clean-up

Clouds registered, noise and clutter stripped, coordinate system aligned to your project base point.

03

Modelling to tolerance

Elements modelled to the agreed deviation, with anything outside it flagged rather than silently straightened.

04

Verify & deliver

Model checked back against the cloud, deviation report issued with the native .rvt.

Software

Delivered in native, editable files

We work from scan data you or your survey contractor provide. We are happy to brief the surveyor on coverage, station spacing and target placement beforehand so the data arrives fit for modelling.

We normally model to a tolerance of around 10mm against the registered cloud, and we agree that figure with you before starting. Anything that deviates beyond the tolerance is flagged in the deviation report rather than quietly adjusted.

E57, RCP, RCS, PTS, PTX and LAS, plus the native formats from Faro, Leica, Trimble and Matterport. If your data is in something unusual, send a sample and we will confirm before you commit.

Yes. Existing mechanical, electrical and plumbing runs are frequently the reason a retrofit needs a scan, and we model them to the level of detail your coordination actually requires.
