Firms, builders and developers send us design and drawing work — concept design, Revit and BIM modelling, construction and permit sets, 3D rendering, animation, interiors and landscape — and we deliver it in their own templates and standards. In practice we function as your studio's extra floor of architects.

We have offices in Dover, Delaware and Lahore, Pakistan. Between them we cover working hours across the US, UK, Europe, the Gulf, Australia and New Zealand. In practice most clients get same-day answers and overnight turnaround on drawing work.

Yes. You can engage us per project at $28 per hour, or on a monthly subscription from $1,895 if the work is continuous. Most firms start with one project and move to a subscription once the flow is steady.

Yes, before any file changes hands if you would like. We work under client NDAs as a matter of routine and never show work publicly without written permission — several of our largest projects are not in the portfolio for exactly that reason.

You do, completely and on delivery. Every model, drawing, image and source file we produce is yours. We claim no licence over it and we do not reuse client work.

Three ways to buy. The Basic subscription is $1,895 a month for 160 hours, which works out at $11.84 an hour. The Standard subscription is $2,500 a month for 240 hours, or $10.42 an hour. Hourly engagements are $28 an hour with no commitment.

Unlimited design requests and revisions, weekly meetings, time tracking, a dedicated project manager on Standard, and access to every one of our eight services. There is no per-service pricing to negotiate — you move hours between disciplines as the project needs them.

Basic gives you 160 hours a month, one active task at a time and one dedicated team member. Standard gives you 240 hours, multiple active tasks in parallel, a dedicated project manager and two dedicated team members. Both include unlimited requests and revisions.

You get three days free on a single real project — not a demo task. If you are not satisfied with what comes back, we keep working at no charge until you are. No card is required to start.

Yes, at any time. If you only have a week of work this month, pause and keep the remaining three weeks for when the next project lands. Unused time is not lost.

Yes, and you only pay the difference. Moving from a $1,495 package to the $1,895 plan costs an additional $400, nothing more. Downgrades take effect from the next billing cycle.

Yes. Send us the scope and we will quote a fixed price for the whole package. Fixed price suits well-defined work such as a permit set; subscriptions suit continuous or evolving work.

Drop tasks into your queue by email or in ClickUp, which we share with you. Every task shows its status, who is on it and hours logged. You reprioritise whenever you like and we work the queue in your order.

A single render is two to four days. A residential permit set is five to ten working days. Concept design options come back within 48 hours. We confirm a date in writing before starting, and we tell you up front if a deadline is not realistic.

Unlimited on a subscription. We would rather iterate until it is right than argue about change orders. In practice things settle quickly because we agree camera angles, LOD and scope before the expensive work starts.

The architects and drafters doing your work, plus a project manager on Standard plans. There are no account managers in the middle, so nothing is lost in relay between your brief and the model.

During the trial you pay nothing and we keep going until it is right. On a subscription, revisions are unlimited. If we are genuinely not the right fit for a piece of work, we say so rather than take the job.

Often, yes. Tell us the deadline first and we will confirm honestly whether we can hit it before you commit. Our two-office coverage means work can continue while your office is closed.

Autodesk Revit, AutoCAD, SketchUp, Rhino, Navisworks, Civil 3D and Recap on the documentation side; D5 Render, Lumion, Enscape, 3ds Max, Corona, V-Ray and Twinmotion for visualisation; After Effects, Premiere Pro and Photoshop for post-production.

Always, and this is the part most firms care about. Send your Revit template, title block, shared parameters, layer standards and sheet naming convention and we work inside them. The output should look like your studio drew it.

Native and editable — .rvt, .dwg, .skp, .3dm, .max — plus PDFs and images. Nothing arrives flattened or locked, and your team keeps working in the same tools afterwards.

Yes. We work in your version and never upgrade a file without asking, because an unrequested version bump can strand a consultant who has not upgraded yet.

Both are routine work. CAD-to-Revit conversion rebuilds a legacy 2D set as a coordinated model. Scan-to-BIM turns registered point clouds into an as-built model at an agreed deviation tolerance, with anything outside that tolerance flagged rather than quietly straightened.

No — we are a design and drafting partner, not the architect of record. Your licensed architect or engineer reviews and stamps the set. We prepare everything so that review is quick and there is nothing to correct.

We work to the code edition and amendments you specify, most commonly the IRC and IBC with state and city amendments. Send your plan-review checklist and we build the set against it item by item.

Yes. The studio is 48 people across architecture, BIM, documentation and visualisation, so we can put several people on one project without bringing in unknown freelancers. Standard subscribers can run multiple active tasks in parallel.

NDAs on request before the first file moves, access limited to the people on your project, and file exchange through your own BIM 360, Dropbox, Drive or SharePoint if you prefer to keep data in your environment. We are ISO 9001 certified and our quality process covers document handling.
